The highest property prices are clearly found in the center of HCM with the nucleus in District 1 & 3. The prices are radial-centralistic organized and they drop with the distance to the center. A second driver for the property values is the saigon river, districts bordering the river have a higher price level.

The difference between the highest median property value in District 3 (1’4020$/sqm) is more than twice that of in the group of districts with the lowest valuations (Binh Tan District, Thu Duc District, Tan Phu District, Nha Be District, Go Vap District).

In the rental market the price difference between the highest (District 1; 11.7$/sqm mt) and lowest (Go Vap District; 3.6$/sqm mt) median apartments are more than 300%.
