condo market overview (selling prices)
The average offered condo in Bangkok has an asking price of 7.4 Mio. THB and is 79 sqm big. More useful are these figures separated for each market segment:
- high end segment: >15.8 Mio. THB
- expensive segment:7.8 – 15.8 mio THB
- upper midfield: 5.0 – 7.8 mio THB
- lower midfield: 3.2 – 5.0 Mio THB
- cheap segment: 1.9 – 3.2 Mio THB

1-bedroom apartments have the biggest share with 49%/ 56% (are the biggest group) out of the 30’000 surveyed properties. 30% 2-bedrooms and approx. 10% 3-bedrooms apartments form together with the 1-bedrroms properties over 90% of all offered properties. Studio apartments have in Bangkok only in the rental market a significant share.

64% of the surveyed properties are in the reach of an BTS or MRT station. If you look at the rental and selling market separately, the share of rental objects close to an BTS or MRT station is even higher than 70% but only 54% in the selling segment.
Most of the listings are concentrated along the BTS lines and in particularly around the stations Asok (E4), Phrom Phong (E5), Thong Lo (E6), Ekkamai (E7), and Chong Nonsi (S3).
The rent of the “median” apartment in Bangkok is 30’000 THB/ month and has a size of 60sqm. The resulting sqm rent is 430 THB/sqm month.
The “median” condo in Bangkok has a value of 5 Mio THB and a size of 60sqm. The resulting sqm price is 86’000 THB/sqm.
